We Add Value to Every
Project We Undertake
Read about our recent projects that provide case studies for how our approach works for every project. Whether ground up or value add, learn how we build properties that bring results.
ArtHaus Dwight
ArtHaus Dwight, a ground-up development project that is currently under construction in Berkeley, CA, is our first venture into student housing and an example of our expertise in site selection and entitlement. For this project, we assembled 3 adjacent parcels in an Opportunity Zone only 4 blocks from UC Berkeley campus. The entitlement of the site resulted in a increased land value of over $9M, based on a third-party appraisal.
ArtHaus Oakbrook
We saw an opportunity to acquire this property at a discount, and increase value through renovations, operational improvements, and leveraging state and federal legislative programs to enhance returns. Our process resulted in a cap rate increase of 125 basis points, representing a ~50% increase in project-level net operating income over the development period.
Niles Station
One of our recent value-add projects at 80 Harris Place in Fremont, CA – otherwise known as "Niles Station" – is a compelling example of our value-add implementation strategy, which is the blueprint for our Distressed Value-Add Fund. Our process resulted in a cap rate increase of 160 basis points and a ~60% increase to project-level net operating income over the project's development.
ArtHaus Linden
The Linden is a small-scale representation of our novel approach to workforce housing. Through an adept understanding of policy and a skillful approach to value creation, we're creating workforce housing that isn't just affordable– it's desirable. The project was 70% pre-leased at launch on October 1, 2021 and achieved stabilization with 100% occupancy within 30 days of opening.
